Stamp duty calculator.

Stamp duty is a tax on the deed, paid to Revenue within thirty days of closing. It is separate from our fee. Move the slider to see the figure at any price, and where each band starts.

Property type
Is it a newly built home?

New homes carry VAT at 13.5%, and stamp duty is charged on the price before VAT. That works slightly in your favour.

This is a guide to the current rates, not advice on your transaction. Rates change in the Finance Act each year. A higher rate applies where ten or more houses are bought in a twelve month period, and different treatment applies to site purchases, to shares in a company holding property, and to gifts and transfers between relatives. We will confirm the figure on your own deed in writing.

Worth knowing

Four things people get caught by.

It is charged on the deed

Not on the mortgage, and not on the booking deposit. The return is filed after closing and the money is paid then.

Contents are treated apart

A genuine, reasonable price for furniture is not part of the price of the house. Inflating it is not an option.

A new build includes VAT

Stamp duty on a new house is charged on the price before VAT, so the figure is lower than the headline price suggests.

Site plus build is different again

Buying a site and building on it is treated on its own terms. Ask us before you sign anything on a site.
