The refund is the lowest of three figures: €30,000, ten per cent of the price, and the income tax and DIRT you actually paid over the last four years. Revenue's myAccount shows your own figure in minutes. Scheme rules current for 2026. A guide, not tax advice. Revenue decides every claim.

Worth knowing

Three things about the scheme that catch people.

The cap is threefold

The refund is the lowest of €30,000, ten per cent of the price, and the income tax plus DIRT you actually paid over the last four years. A low tax history means a low refund, whatever the price.

It runs to the end of 2029

New builds and self builds priced at €500,000 or less. Second hand homes do not qualify, and there is no stamp duty exemption for first time buyers either. They are two separate things.

Tell us before contracts

The relief is claimed at contract stage and paid to the builder as part of your deposit. We need your Revenue approval before the contract is signed, not after.
